Jumping into the real estate world, she knew the last piece to the puzzle was in place, to start her own business.

While Mary herself does not hold an Interior Design degree, her extensive background in the industry and passion for design inspired her to create The Affect.

-Review of your budget, overall design concept and project timeline.
-Styling utilizing what you already own.
-Shop with MB where we head to a few furniture and decor stores together (or you can send me solo, totally your choice!).

Initial Design Consultations are complimentary! We will take 20-30 minutes to review your project and talk about next steps. Most IDC’s are conducted over Zoom.
This is the very first step to most Design Projects!

A Design Project can range from one room to your whole home! While we can work together virtually, I do travel for projects. Often times, physically being in the space allows for more creative ideas and quick in-the-moment communication surrounding designs.
We start with an IDC (Initial Design Consultation) and then I will create a contract outlining each part of the project, timeline and what aspects of The Affect. we are utilizing (Real Estate, Interior Design, Project Management).
We are here to create an unparalleled client experience, while bringing your dream space to life! So, whether you want us to take it and run with it or you want to be involved at every step, we are really excited to work with you!
Trade + Industry Client Services

A fellow Real Estate professional with a listing in need of help but not a full staging? A Seller’s Styling Session is the perfect answer! We utilize pieces the client already has in their home so no need to buy more things or disrupt their home with staging. Seller’s Styling Session are also a low-cost solution that works for many properties. If I feel that a SSS isn’t the answer, I can refer you to a Stager!

Whether you are a Flipper, Investor, or fellow Realtor trying to best advise your client, you know the importance of curb appeal and overall visual flow of a property. I can provide Paint Scheme Proposals within 1-3 days (depending on size and objective of the property).
You will receive a digital presentation, easy to print out and share with your painter/team. It will contain the following:
-Exterior photo with coordinating color chip including the name, brand and % of the paint.
-Interior photos of each room with coordinating color chip including the name, brand and % of the paint.

We will begin with a site visit, tour the property together, review any blueprints or structural changes (if applicable) and talk about your overall goal. I will provide you with a detailed digital design presentation with swatches/samples of paint, materials etc.
